Custom Options/Features Rating System

To help you navigate the cost of custom features for your new home, we’ve implemented a star rating system. Each feature is rated from 1 to 5 stars, with 1 star representing more budget-friendly options and 5 stars indicating higher-end, premium upgrades. This system allows you to easily gauge the relative cost of each feature as you make your selections.

Rating Key:

1 Star - Economical

These are our most affordable options. They provide excellent value without compromising on quality. Ideal for those looking to manage costs while still enhancing their home.

2 Stars - Budget-Friendly

Slightly more expensive than 1-star options, these features offer a step up in terms of design and functionality. A great choice for adding a touch of sophistication without a significant increase in cost.

3 Stars - Mid-Range

These options strike a balance between cost and luxury. Mid-range features offer enhanced aesthetics and functionality, providing a noticeable upgrade at a moderate price.

4 Stars - Premium

Premium features offer a higher level of quality, design, and craftsmanship. These upgrades are more costly but add significant value and sophistication to your home.

5 Stars - Luxury

Representing the top tier of our custom options, luxury features are the highest in both cost and quality. They offer exclusive designs and top-of-the-line materials for a truly high-end experience.

Custom Options/Features

Front Elevations

Comerio Homes offers multiple options of elevations for most floor plans. If there is something here and there that you would like to personalize, we can do that also. You will select the colors, stone, windows etc. during your design selection meetings so these represent the overall architectural structure of the elevation.

Basement Finish

Including a basement finish is one of the most popular additions to a new home build because the cost of the sqft is extremely less than the main floors of the home since the foundation walls and floors are already there. Each home has the HVAC system sized to include this future space without having to upgrade. All Comerio Homes plans that have basements have layouts for basement finishes showing where bedrooms, bars, rec rooms etc. could be. All basements are completely customizable if you need more flexibility.

Covered Rear Porch Roof

A covered rear porch is an excellent feature for those that enjoy the outdoors. This feature can be added to nearly every floor plan.

10’ Galley Bar

If you want a bar like “Cheers” then this is the one for you! With a 10’ island and 10’ rear base and upper cabinets this bar makes a statement. We normally see this bar included with basement finishes in larger floor plans where space is not an issue.

6’- 8’ Bars

This bar size is great for all floor plans. It can be added to all finished basements and in some cases to the dining room, kitchen area or mudroom.

10’ Sliding Doors

This is an excellent upgrade when paired with a covered rear porch that is screened in. It allows you to open the inside of the home to the outside. This is only available on floor plans where there is adequate wall space.

Accent Walls

Accent walls are a terrific way to add some flare to your home. Pro Tip, a little goes a long way when it comes to design and location. These features really pop when the right accent paint color is included to highlight the feature.

Front Doors

The front door is the first thing your guest will see so make a statement and get fancy.

Barn Doors

Tired of the traditional double doors that swing into the room taking up space?Make a statement with a custom barn door. With multiple styles, sizes and finishes to choose from there is one for every situation.

Built In Cabinets

This upgrade is endless with possibilities. Cabinets can be added nearly anywhere but the most common places we see them used are in the great room, the laundry room or mud rooms.

Built in Soap Niche

Ditch the wire soap holder hanging over your shower head.  Look professional even when showering with built in soap niches! 😊

Outdoor Fireplace

If you are looking to block off the neighbors and entertain, this is a feature that serves both purposes. This feature can be added to a concrete patio or a deck.

Prep-Kitchen

For those entertainers having a 2nd kitchen is the way to go.Adding a prep kitchen allows for a 2nd space to prepare food or to store all the unsightly appliances.Having a 2nd kitchen sink and double the appliances just makes sense.This feature is only available in certain floor plans.

Irrigation System

Having the ability to flip a switch to water your entire yard is a no brainer.Don’t be the water hose guy…. Most communities require irrigation systems which would be included already in that communities CUP (Community Upgrade Package).

Utility Sinks

Having a place to wash a small dog, or to clean up after a craft project with the kiddos is a great idea. Utility sinks can be added to about any location.The most popular are in basement storage areas or in the garage. If adding to a garage, additional plumbing is required to include drains so the sink can be winterized to protect from freezing.

Zero Entry Showers

This feature is great if you need to not have to step over a threshold going into a shower. If thinking of including this type of feature, it must be done before construction starts as the framing in this area would be installed differently than a normal shower.

Screened in porches

A fantastic way to enjoy your covered rear porch without the bother of mosquitoes is to screen in this area. The screens we use also offer shading which helps block the view of your neighbors offering more privacy when needed.

Mudroom Layouts

Several of Comerio Homes’ floor plans offer a few variations of mud room layouts. Cabinetry is a common feature included in this space.

Laundry Sinks

Comerio Homes has multiple floor plans that offer a space in the laundry room for a sink. Some have just enough room and others have room for almost 6’ of cabinets.

Free Standing Tubs

The larger floor plans that Comerio Homes has to offer include space for a free-standing bathtub.

Ceiling Beams

Almost any ceiling can have some type of accent added. What we see most are beams. These beams can be painted or stained, smooth or rustic.

Custom Closets

During your trim walkthrough we will mark out all the standard shelving and sweater racks. We can customize your closets anyway you want, which sometimes includes adding built-in cabinets, LED lighting or any other type of custom feature you can think of.

Walkout Basements

Having a walkout basement is a great upgrade when selected on a homesite that will allow for this. If the homesite will not allow for a natural slope for a typical walkout basement we can do what is called a forced walkout. That is where we dig the foundation larger to include more foundation walls to allow for a space for a door and staircase up to the rear yard. Don’t forget that when you have a walkout you will also need to include a deck on the rear of the home ILO the standard concrete patio.

Decks

Decks come in many sizes depending on the floor plan, but they all can be customized as far as size and type of material used.  If minimal maintenance is desired, then upgrading the standard deck to include composite decking may be the way to go.

Deck Stairs

Including a set of stairs off your new deck is a great idea, especially for our 4-legged furry family members.  Several layouts are available depending on the distance from your deck to the rear back yard.  The most cost effective is a straight staircase.
