Comerio Homes Design Process
Let the fun begin!
Below is the Comerio Homes design process, created to break your new home selections into simple, manageable steps. We complete the process through three focused design meetings, each centered on the items that align with the construction timeline.
You’ll receive a total of 6 hours of face-to-face design time scheduled as three, 2-hour meetings. If additional time is needed, extra hours may be scheduled for an hourly fee. While some selections must be made early, our goal is to have every decision finalized within 45 days of your Pre-Construction Meeting.
Your Comerio Homes designer will complete detailed selection sheets during each meeting and send them to you for review and signature to ensure everything is correct. If you’d like something that isn’t displayed in our Design Center, your designer can help source specialty products when available.

This is the first of three meetings in the new home design selections process. At this meeting, we focus on exterior selections and early-stage items:

How can I keep track of all my selections?
During your design and contract appointment, you’re encouraged to take as many photos and notes as needed to capture your selections. Additionally, we’ll provide you with a comprehensive list of all your choices to help you stay organized as you shop for your home furnishings.
Is there an additional cost if I choose level 1 selections?
Not at all! Level 1 is included in the base price of your home, so you can enjoy all the quality and style without any extra cost. It’s a great value that’s already built into your home’s pricing!
Can I select items from different levels?
Absolutely! You’re welcome to choose items from different levels to create a home that perfectly matches your vision. Depending on the floor plan series you’ve selected and your available allowances, we may need to create a change order to accommodate your choices. Our design team will guide you through this process and ensure everything aligns with your preferences and budget.
Can I bring my own designer?
No. Our in-house team knows our products, prices, and processes best, ensuring designs are both high-quality and cost-efficient. This consistency is key to delivering the best results for you.
If I select an upgraded item, how is that handled?
When you select an upgraded item, we will generate a change order to reflect the additional amount. You can use your design allowances to cover these upgrades if available. If the allowances are fully used, the additional cost will be due after the change order is signed. Our team will guide you through the process to ensure everything is clear and manageable.
