Comerio Homes Design Process
Let the fun begin!
Outlined below is the Comerio Homes design process we follow to manage the selections into bite sized portions.
We break the process into 3 meetings, so the focus is on specific items as they correlate to the build process. We have included a total of 6 hours face to face to design your home. This is broken down into 2 hours per meeting. If more hours are needed an hourly rate after the initial 6 hours is available for a fee.
Some items need to be selected early on, but the goal is to have everything selected no later than 45 days after the pre-construction meeting.
Your Comerio Homes designer will fill out selection sheets with all your selections and send to you for signatures to confirm your selections.
If something is desired outside of what is available in the design center your Comerio Homes designer can work on sourcing the product you desire if available.
Design Meeting #1
This is the first of 3 meetings that you will have with Comerio Homes during the design process. The following items will be selected at this meeting:
- Garage Doors
- Front Door
- Front Door Hardware
- Front Door Glass
- Other Exterior Doors
- Exterior Paint
- Windows
- Gutters
- Exterior Stone
- Roofing
- Interior / Exterior Fireplace
Design Meeting #2
This is the 2nd of 3 meetings that you will have with Comerio Homes during the design process. The following items will be selected at this meeting:
- Appliances
- Cabinets
- Cabinet door hardware
- Counter Tops
- Sinks
- Interior Doors
- Interior Door Hardware
- Trim Style
- Newel Post Style
- Mantel
- Spindles
- Flooring (hardwood, tile, carpet, vinyl)
- Interior Paint Colors

DESIGN CENTER & PROCESS FREQUENTLY ASKED QUESTIONS
How can I keep track of all my selections?
During your design and contract appointment, you’re encouraged to take as many photos and notes as needed to capture your selections. Additionally, we’ll provide you with a comprehensive list of all your choices to help you stay organized as you shop for your home furnishings.
Is there an additional cost if I choose level 1 selections?
Not at all! Level 1 is included in the base price of your home, so you can enjoy all the quality and style without any extra cost. It’s a great value that’s already built into your home’s pricing!
Can I select items from different levels?
Absolutely! You’re welcome to choose items from different levels to create a home that perfectly matches your vision. Depending on the floor plan series you’ve selected and your available allowances, we may need to create a change order to accommodate your choices. Our design team will guide you through this process and ensure everything aligns with your preferences and budget.
Can I bring my own designer?
No. Our in-house team knows our products, prices, and processes best, ensuring designs are both high-quality and cost-efficient. This consistency is key to delivering the best results for you.
If I select an upgraded item, how is that handled?
When you select an upgraded item, we will generate a change order to reflect the additional amount. You can use your design allowances to cover these upgrades if available. If the allowances are fully used, the additional cost will be due after the change order is signed. Our team will guide you through the process to ensure everything is clear and manageable.
